Perfect Group is a Ukrainian group of construction and investment companies involved in real estate development and residential and commercial construction. Its constituent companies adopted a common brand in 2016. Its operations include design, construction and property management. The group develops projects in Kyiv, Kyiv Oblast and other regions of Ukraine.
In September 2016, 28 construction companies announced that they had joined together under the Perfect Group brand. The announcement stated that the participating companies had 25 years of experience. Later publications trace the group's origins to 1991, while dating the introduction of the common brand to the summer of 2016.
The group's early joint projects included the Frantsuzkyi Kvartal and Pozniaky 4-A residential developments, built in partnership with Kyivmiskbud. Its portfolio also included Woodstoria, Lebedynyi, Charivne Misto, Rybalsky and other residential developments. Some projects were undertaken jointly with Ukrbud and Riverside Development.
The group also became involved in completing projects started by other developers. In 2020, its head of projects, Oleksii Koval, discussed its involvement in completing the Kyivskyi Shliakh residential development in Boryspil, Polaris in Kyiv and La Manche, formerly part of Ukrbud's portfolio. According to Koval, the group assumed obligations to existing investors in La Manche.
In October 2023, Perfect Group joined the newly established Ukrainian Developers Association alongside KAN Development, Intergal-Bud, SAGA Development and other property developers.
The group undertakes projects both independently and through partnerships. In 2020, Koval described its development from general contracting into investment and joint property development, stating that approximately half of its portfolio consisted of partnership projects. Depending on the project, group companies acted as co-investors, managing partners or general contractors.
In December 2025, Interfax-Ukraine reported a statement from the group's press service that more than 60,000 m2 (650,000 sq ft) of property in its consolidated portfolio had been brought into use during the year. This comprised a building in the 7 KVARTAL development, Lebedynyi Guest House and phases of Likohrad. Projects under construction at the time included the Stanford residential development, the La Manche residential building and the VELMY apartment hotel.
In September 2026, Koval, by then the group's chief executive officer, announced construction of the New Tone development in Nyvky, preparations for Live it as the fourth phase of Lebedynyi in Pozniaky, and the resumption of the Riverdale project in Demiivka. According to figures from property portal LUN cited by Interfax-Ukraine, the three projects were planned to contain 1,195, 862 and 2,834 apartments, respectively.
In 2019, Perfect Group was included in a ranking of the 20 largest property developers in Kyiv and Kyiv Oblast published by Novoe Vremya magazine. The ranking used LUN data on the number of apartments in buildings brought into use during 2018 and the period up to 1 September 2019.
A study by research company M4U, commissioned by Forbes Ukraine and published in May 2021, ranked Perfect Group third among developers by the volume of housing offered for sale in Kyiv at the end of April that year. Its share was estimated at 6%, behind Kyivmiskbud and Intergal-Bud. This figure measured housing offered for sale rather than completed housing.
In Mind's 2021 developer reliability ranking, the group received two out of five stars, corresponding to a low level of reliability under the publication's methodology. The study assessed the risk of developers failing to meet their obligations to investors, taking into account factors such as permits, financial indicators and project delivery records. It did not assess the quality of completed housing.
According to Minfin's analysis of the results for 2025, Perfect Group was among the Kyiv developers whose volume of completed housing decreased compared with the previous year. The publication also noted that some of the group's residential developments participated in the state-backed eOselia mortgage programme.
